I continue to get calls from Buyers wanting to know the differences in buying in Oregon vs Washington. For most who are "on the fence" the main differences are Oregon has income tax (even on retirement but always verify with your tax professional) and are recently considering sales tax as well. Property prices are higher in Oregon as well. Many buyers do not like the price points and say they get a better house in Clark County when comparing. Also the business tax (if you own a business) has been the deciding point for some new businesses as well to choose Washington.
Washington has NO income tax if you live/work here, if you live in Washington but work in Oregon, you will pay Oregon's income tax. Clark County which is just across the bridge from Oregon consists of Vancouver, Camas, Washougal, Battle Ground, Ridgefield, La Center, Yacolt and Amboy, to name a few areas.

When looking through the internet on housing sites, Craigslist, Zillow, etc., now is the time buyers see properties for SALE without a complete picture of what the SALE really is.
Let’s say you are looking at a house price of 151-200k and you see 156 available. BEFORE you start looking at them, what does your pre-approval letter say is the type of financing? Conventional (large downpayment?), FHA (3.5% down) or VA (zero down)? Most buyers, especially first time homebuyers are FHA. Let’s assume you are FHA then the 156 homes, went down to 102 (probably because they are either fixers or don’t qualify for FHA due to repairs needed; repairs that FHA won’t allow). Then look at home many are in Bankruptcy, meaning, you would need to pay out-of-pocket another $15,000 CASH at closing for someone’s attorney…and it does NOT increase the value of the house – just a bonus for the attorney. Many times the bankruptcy houses will be also short sale, which does NOT mean it’s shorter to close, just the opposite. And most short sale properties are AS-IS, you get to pay to fix it…but first you have to wait, wait and wait some more for a bank to either agree with your offer and approve it OR counter back with a higher price and/or different terms. And that usually is MONTHS after you wrote the offer.
So this brings you down to 84 properties that are FHA financeable and not distressed.

Perhaps you are driving around and see all the FOR SALE signs n houses, you are pulling flyers calling the number on the sign, not having much luck at finding what you want? For one, stop wasting your time and gas. Signs are typically NOT removed when they have an offer. That’s right, the sign will STAY IN PLACE until SOLD. Many sellers don’t want the signs down in the event the buyer changes their mind, also realtors like the signs up to generate business. Some realtors leave the signs up even after the property has SOLD as another way to generate business. So while you are driving around looking at houses there is almost no way you would know that 791 are PENDING (under contract and cannot be shown) and another 186 are Short sale PENDING (offer went to the bank & most banks only want ONE offer at a time).

The Mini Property Report provides essential information about a home, much like what is shown on the Summary tab of a Property Details page. The report includes the property's estimated value; home facts like bedrooms, baths and square footage; and photos.
NEIGHBORHOOD REPORT (Approximately 10 pages)
The Neighborhood Report summarizes economic, housing, demographic and quality of life information about an area.
VALUATION REPORT (Approximately 37 Pages)
The Valuation Workbook summarizes the evaluation made using the Sales Comparison Analysis. It includes details about the subject property and the comps and adjustments made in the workflow, as well as an overview of local housing market conditions.
What can you do? Call me, we meet & go through your wants/needs, I save YOU time by having a list of the properties that really ARE for sale. Many buyers will look through websites, which aren't always updated and craigslist ads, which some DO advertise PENDING (under contract) properties...this only WASTES YOUR time. Other buyers like to drive around the neighborhoods looking for the signs; which would be fine EXCEPT some sellers don't want a sign, then you miss out on what is really for sale. If you DO find a house with a sign you like and call the number, did you know that the agent 99% of the time represents the SELLER? Hire an agent that will work for YOU & for free too! That's right a buyer's agent is FREE to the buyer!

Here's a few EXAMPLES of when you can buy after a short sale or foreclosure:
- VA buyers may qualify as soon as 2 years AFTER a short sale
- FHA buyers may qualify at 3 years (FHA treats short sales & foreclosures the same with respect to the timeline)
- Bankruptcy - Conventional Buyers - 7 years to buy
- With 20% down - may qualify in 2 years
- USDA - Buyers may qualify as soon as 3 years
